I have either a professionally done post card I send out or a letter.

Within the next two weeks I will mailing out postcards and handing out business cards!

My first deal was from postcards so I have definitely seen they work.

I'm pretty much having this same dilemma with making post cards as well. 

A question: on their mailers, they strongly recommend taking a photo of each property you add and including that photo on each postcard mailer.

In my business, each list is called 3 times, at different parts of the day on different days and any lead that cannot be reached is then sent to a new list slated for texting and if they cannot be reached by text the list goes to my direct mail company and we send out a round of letters and post cards.

I remember hearing of an app that you could take a picture of a property with your phone and it would send a postcard to person who owned it.

A motivated seller called me today from one of my postcards.

The payments are just tardy.That being said, one strategy is to contact them and see if they want to sell (phone call, post cards, hand written letter).
