Other areas, eg AB, you give appropriate notice if they are month to month.AFAIK, all annual leases become month-to-month automatically after the lease duration in BC (at least in the Greater Vancouver area).

At this point, you are either going to have a contentious landlord-tenant relationship for the duration of her tenancy. 

The recent BP study that long duration was only 2010 to 2018 showed that the cash flow in high appreciation markets had passed many of the perceived high cash flow markets in just that length of study.  

What they do not share is that it takes constant action over a long duration of time.
