While I think they are worthwhile, but would rank them behind both Absentee and Owner Occs with proper first and last names.I do not mail to Bank Owned, Government, Church....basically anything institutional, but I do mail LLCs.

There's also one  in Falls Church at a KW office hosted by Washington Capital Partners.You can (and should) listen to the multitude of podcasts here on BP and read read read posts and blogs to get a good sense of where to go and what to do, but there's no substitute for going out and meeting lenders, Realtors and investors who will freely give you advice or may even JV with you to make a deal work.

And, here's what makes me insane:  there are church groups/charities/community organizations that will make a donation or even interest-free loan to help financially struggling persons pay their rent and/or utilities on an emergency basis.
