Direct Mail - Listing, Wholetailing, and Wholesaling
Hi everyone,
I have an interesting question that I am not sure if I am over thinking and would really appreciate some feedback on. I am a licensed broker in California, and will be doing my second round of direct mail this upcoming month. I use postcards for my lists, and letters for more custom outreach for select properties.
For the content in the postcards, I wanted to know if anyone ever tried using language closer to that of a wholesaler (Cash for your Home) as opposed to (I can list your home) as a broker?
I know some of the Podcasters do Whole-tailing, but most of the time it sounds like they were intending to wholesale/flip. For my situation, I am actually perfectly fine listing the property so I am just trying to get more motivated sellers to call. For example, the language on most of the postcards I see (and the ones I get in the mail) are “cash for your home/fast close/etc.” Do you think I will be able to achieve the same response if my post cards are geared more towards getting listings on homes and or paying cash? I am trying to see how I should craft my content to either include both options or separate out the two. For example, if I’m starting postcards with, “looking to sell your home?” vs. “I can buy your home.”
Hopefully that makes sense. Please let me know if anyone has any suggestions on doing a mailing campaign that can achieve both getting more listings and opportunities to acquire/whole-tail properties. I have a pretty good system for pulling the list, tracking, follow up, taking calls, etc. so my main focus is on trying to get the content right.
