Based on your description, he is probably accruing significant code enforcement fines from the City of Indianapolis and/or paying property taxes on a property which is falling apart - perhaps you can remind him of that and perhaps quantify it for him, and that may make him more "motivated".By the way, just curious  - in which neighborhood is the property located?

Unfortunately my name was drawn second for the backup bid, but the initial loss intensely sparked my curiosity in real estate and eventually led me here to BiggerPockets.Thanks to the advice from the great folks here at BiggerPockets and some local investors, I continued to work with an agent to write offers for another six months until I eventually acquired my first deal through another investor in an off-list sale.

I would just recommend paying off the debt that you accrued with the 20k in improvements.
