Sunny destinations are great and usually attract a lot of tourists but ski resorts over the Christmas holidays and season see some pretty high rates as well.

We normally get nothing in the winter after Christmas so we are right on target.

Prepping for Thanksgiving and Christmas to New Years stays.

I provide a significant number of presents for the local Christmas for kids program. 

We did this just twice per year, specifically during March, when tax refunds generally started arriving; and again in September or early October, before tenants started spending money on Christmas gifts.

At Christmas parties, BBQs, other events there was a lot of conversation about law and politics, so you learn a lot about law and where people are coming from pretty quickly. 

Believe it or not, we had to add the following to the Schedule 'A' (House Rules) of our lease:The Tenant agrees not to park in front of the building entrance, on sidewalks or to block access to sidewalks, buildings or parking areas;The Tenant agrees that prior leaving on Christmas holidays or spring break the heating system will be left active with thermostats set no lower than 10C (50F) and all windows will be closed;
