All are not unreasonable and easy to access for many.here are some options that dont require silly signature pages in order to access background credit checks and you can make the applicant pay the fee directly for the background check.

They paid on time, every time for 2 years but the constant requests for anything and unreasonable timelines as you noted were to much for me. 

Then on the other hand to some extent I want to keep the tenant happy, but they have some unreasonable requests IMO so I won't care too much if they move on.

Waiting 2-5 days to evaluate prior to offer is unreasonable, if you are doing that you are moving too slow.

But really, this doesn't sound too unreasonable to me if there is at least a decent amount of equity in the property.
