You need to give him notice to cure, if not done in 3 days follow up with eviction action. check local landlord laws to know for sure what notice period is.. and if you have a crime free / drug free addendum you can follow thru on the pot complaint also.As far as listing property for sale until you have correct info on his lease I would not expect any cooperation, you probably would have to show up for each showing,, with proper 24 hours notice to enter so you can let the agents in.

If these are all disregarded entities (single member LLCs) or closely held LLCs, there is a chance you could get in serious trouble doing this kind of thing, as it is likely the Judge would just Bench Slap the idea as being a flagrant attempt to circumvent federal law.

If the tenant is destructive, engaging in illegal activity (read growing pot) or has broken the lease by bringing a dog when it is disallowed this is a great deterrent.

@Scott Wagoner, yep, I think the guru train came through and told everyone that wholesaling is the only way to get started in REI.Firstly, as much as I'd like the notoriety, attention and boost in my forum stats that @Brandon Sturgill received after his post, I'm not going to stir the pot quite so aggressively:) BUT, with the number of them flooding this particular market, it's important to re-evaluate strategy in order to maintain deal flow.
