College Student interested in real estate investing in Logan Utah

Hello members of bigger pockets, with an emphasis on those based in Cache County / Logan Utah area.

I am currently a student at Utah State University studying Finance and have found an interest in real estate investing. Because I am at my early stages I am looking for ways to to connect with local investors in my area so I can start taking in as much information as possible. Bigger pockets and NUREIA seem like the best way to do so, so I figured I would officially introduce myself. 

With that, my recent, almost excessive need to gather information about real estate investing, specifically buy and hold, has developed quite a few questions. Overall, I am curious as to what criteria those investing in Logan Utah are looking for. What kind of ROI are you typically finding in the current Cache County market, average cap rate, monthly rental prices, cash flow, etc? Because I like to tinker around on zillow and analyze properties to install what I have been learning, a basic understanding of the Logan area would help out quite a bit.
