60 days notice before end of term

Help!! I have a tenant in the state of Georgia that is refusing to allow my agent to show my home to prospective buyers. Some appointments he has agreed to but then does not let them in. I have also been made aware that two agents have seen him smoking cannabis in the property but I have no police report as they couldn't get in without a warrant so I have no proof other than the witnesses. He also moved his girlfriend in and children but they are not on the lease.

According to the lease I have given him 60 days notice to vacate and I can do this at any time. The lease expires in April. He says he will fight this in court and will not leave. I can give the 60 days at any time so am I right by saying he cannot argue this?

Also could I evicit now because of the above issues? If I do evict now for these and it doesn't hold up in court will I have to start the 60 days notice again?

This tenant is the worst tenant I have had and I need him gone so I can sell the home.
