It allows you to get your systems and vendors in place and make a few mistakes and it will have better cash flow than an SFR. 5) I think these forecast calculation reports are a useful exercise to get comfortable with crunching the numbers but I've never had one turn out to be the real numbers for a property once I've purchased.

going through the same exercise these only make sense with cash purchases or near cash. or balance the tax write off with the negative cash flow.was just talking to a CRE Agent today about this and sellers are still  not with it  .. so will see how this all goes.

Hi Aaron,You look like a strong guy.Maybe buy a lot that's wooded over and log it out with a chainsaw and a log splitter and sell the firewood to grocery stores, 7-11's, wood stove dealers, etc..When your done have the stumps ground down and you have a cleared lot.If you have the customers lined up, it could be (might be) good cash flow and good outdoor exercise and at the end of the business, the real kicker a cleared lot.
