In a market where rents are depressed, the RC will often be significantly higher than the ACV.  

This is exciting legislature which will will impact depressed areas of MN and create jobs and opportunities!

But that's not all I am- Most of my life I have fought depression and self image issues, which over the past few years, I have gotten much more in control of.

In fact, almost by definition, every time a new neighborhood goes up with $120/foot prices, it keeps more established neighborhood prices depressed.

You will have a verrry hard time finding properties that meet this criteria, I live in Michigan one of the most depressed markets of the U.S and its still fairly difficult to buy properties as he mentions.

I prefer to look at SFHs or small multi-family properties (duplexs, tris, and quads).On appreciation, the question you have to ask yourself is, "Is the market actually depressed right now, meaning that values will increase at rate faster than normal over the next few years, or are we just where we ought to be, meaning appreciation is really going to keep up only with inflation?"

Plenty of hyper-anonymous nickel a day financial bloggers out there recommending credit card cattle travel hacks with creepy Ewok profile pics and no name.I had the benefit of a grandfather who lived through the depression and instilled in me.. 

We see some new construction (Mid-rises, SFR, Etc), also a vibrant bar & restaurant scene on Mamaroneck and Main Street but some of the areas look depressed.

Price seems low unless it is just a really depressed area.Personally, I would never buy a property where I am set up to pay any utilities, especially cable!

There is a depressed area close by that I think is ripe for wholesaling or a pick and flip.
