Buying a Multi-Family Unit....Help Please

Hey guys. I was thinking about buying a 6 unit multi-family house. 5 are 2bedroom/1bathroom and 1 are 3 bedroom. The owner pays for cable, lawn service, sewer service, trash, and water. The unit is $70,000. The tenants pay rent in this area between $550 to $650. I was thinking about putting 20% so my mortgage can range about $400 a month. Do you think this is a good idea? Help please
