Right now, I'm selling an SFR built circa 1900 that is obviously going to be problem after problem for the next twenty years as the weak structure and cheap materials used to construct it continue to degrade, for a duplex built circa 1943 that's got at least eighty years of comfortable running left in it.

That being said I don’t do LTR’s here because of the weak cashflow.

I'm fairly new to investing so trying to figure out where my weaknesses are and making sure my thinking is on the right path.

It also helps to develop this relationship early so you can see how the two of you will work together over time and really understand their strengths and weaknesses. 

These parasites prey on the weak and offer nothing in return.

You don't want to partner with another version of yourself because it increases your weaknesses.

The BEST thing you can do when starting out is to start with strategy; take a self-assessment to narrow down what strategies you can do, then narrow it to those you should do as your specific strengths and weakness's dictate.

Each "type" has its strengths and weaknesses.
