In California, I would have to pay tax on the income earned out of state, but brought back into California (even though the business was conducted outside of CA borders)2) My eyes really have been around the Eugene and Corvallis areas; with Bend and Beaverton/Hillsboro in the peripheral.

Our purchase contracts always contain a clause where we deduct 2-mths rent from the purchase price for any units that become vacant prior to Close ... the purpose of this is to keep the vender motivated to keep the building full.To avoid receiving several units of undesirable tenants, we also insist that all new tenants be subject to our application and screening process ... we even offer to assist the vender in securing new tenants.

I'm looking around for a 5-10 unit to just scope different areas and what's available online (though i have heard anything listed is something nobody wants - not sure how much truth there is to this with multi property) and not sure whether metro (like close to down town areas) are better or the areas peripheral to the metro areas or in the suburbs.

Right not you have a sub-par unit, in an undesirable neighborhood within it's market, that doesn't cash-flow, and doesn't appreciate.FYI-When I say "Ghetto" I mean within its market.
