Shea Spinelli - I don’t think you should expect to convert a rough and tumble mobile home park to upscale/nicer tenants unless you’re willing to endure 6-12 months with minimal rent after you evict everyone (does anyone own the house?)

Polite, non-accusatory-ask for help.Ring Ring Ring, Hello, this is Shoshana, we had a service person out today to look at those pesky driers, he said they were stopping because they were loaded too full.I don't know if your the one doing it, but can you please make sure you are not loading them so full they stop, because the repairman person is expensive, and I don't want to have start passing the cost of it to you renters.Thank you.

You could bring on a partner but I will get a little salty here as there are posts and books about getting all this done with zero down and the realities about it happening are like a shutout in baseball, it happens rarely and on occasion but the amount of time you spend chasing it if you were doing something that paid you money to do you probably could have saved enough for a down payment on another propertyThe other thing people don’t talk about is zero down is an awful idea because of over leverage and if market tumbles and you get into a cash crunch you are screwed
