The fact that your property manager only advertises on Zillow is worrisome.

This company works on false advertisement.

So spend NO money on advertising and use that money to make our product stand out.. this has led us to raise our prices Far above our competition more than makes up for it and we sell them as fast as we can build them.. for us thats delivering 2.5 homes per month. 

We have not had to advertise it so there’s no discrimination issue there.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

I feel there is potential for it to be a good MTR if I advertise and take pictures properly.

I no longer use either Facebook or Craigslist for advertising my units.

Tyler advertised (for $$$) a workshop on capital raising.

If money’s the issue (which is highly likely), you could offer to cover the advertising costs upfront, if possible,  and adjust their commission by that amount.

The posts also read like advertisements/ something a scammer would write, and the property address somebody mentioned above that supposedly closed in 45 days, hasn't sold since 2006...
