I haven't done any home inspections for real estate transactions, but it kind of builds character as a landlord when your tenants know you're a certified home inspector (things get taken care of). 

Is this something that I should worry about or am I simply being too suspicious of the birth mom's highly suspect character?

If you can identigy a technician that works with integrity, is of good moral character and honor it should not cost you much to make sure things remain running smoothly. 

I'm not judging, just stating the fact, and noting it's not out of character for her. 

Withoutknowing the details I can not suggest which would be right to add on.Several you shouldpay attention to are:- Ordinance & Law: Provides additional building coverage to deal with rebuilding costIncreases due to changes in Zoning or Building laws- Personal Injury Liability: Libel, defimation of character, wrongful imprisionment, etc.

Some homeowners want houses with the 'old neighborhood' charm and character.

All of the people that are telling you to lie about it need to take a look at why they are shying away from being truthful and, honestly, it makes me question their character.

For people with a weak character, it is much easier to be angry at me for no reason than it is to face their own shortcomings.But, thankfully, those are the exceptions. 

Usually the basics for good curb appeal and return would be:Green grass (no weeds or big empty patches), have the trees and bushes pruned.Use low lying flowers/shrubs at front of house so there's some color and character.. but you're not blocking up the view of front of the homeKeeping things generally 'manicured' is the better way to go. 

Unfortunately, so many areas are just sitting vacant because I definitely agree that the character and architecture are awesome!
