Think on that, a person has an 80%+ chance of there "pick" not just loosing, but possibly going to $0.....

Returns are great if you get a good area and build a solid team but thats going to take some leg work in picking the right people that see's your vision. 

Ed (owner) finally stated that it is because payments are processed the night/morning AFTER the date in which the tenant picks.

The key is to pick a lane—focus on improving as an investor, finding great deals, and letting a solid property manager handle the operations.

Right now its slim pickings in real estate for properties that will cash flow or see any significant appreciation. of course they are always out there but a lot harder to find.The other question is why do you want to continue to grow?

We have the material on site, contractor doesn't have to pick it up. 

I'm working through the "picking a market" worksheet and workshop, and there are no clear instructions on how to find this. i've tried googling it, and referencing my data aggregators, but usually data goes back a year, 2-3 if I'm lucky. 

After picking a handful of areas of interest, it took me about 6 months to work on the deals that met the numbers I mentioned before.Now its time to scale!
