one BIG problem that we've seen from one HML to another HML is that during bankruptcy proceeding , some of the HML guy can perform the job by chasing all entity involved, while some other fund just give up and write-off the loan, so it's more complicated.For each fund, best thing is to consult previous LP investor that has already invested in the fund, and they expert enough to understand the situation and the actual capability of the HML guy.lot of HML aso these days , got trouble due to mass redemption from investor.

Not all agents, but def mass majority I'd say over 90%.If buyer's have to put the agent fees out of pocket, good luck getting any entry level homebuyer in all the way up to bottom 97% of america.

I'd take another 200K and just dedicate to my own fix and flips here in Indy.I'm a car guy and I'd take 100K and dedicate it to flipping old muscle cars which I have a history of.I'd take another 100K and put it some deals as a LP.Then us the reserves as needed

Those wealthy families are not usually booking trips the same way and on the same platforms as the mass vacationers.Much like amenities and pricing, marketing should start with asking "what are my competitors doing?"

Wicker park and Logan Square have reached a critical mass, and Avondale is on the way there, so Hermosa and Belmont Craigin are getting popular.

I can't ask her to pay upfront in Mass, but at least the money will be on her account.
