David,Yes, investing out of state can be a wise choice especially if you live in a State like CA, NY, NJ, CT where home prices are over priced and taxes are brutally high.

In the unlikely event that you are the exception that proves the rule, the rare 18 year old who can actually generate a serious income by wholesaling real estate, your day to day will look like the following: - You will door knock, cold call, send mailers, and otherwise create lists of people who are in the most desperate moments of their lives. 

Not going to live off that income.

Will be difficult because you currently live in the property . is the 2nd unit livable and just looking to renovate ? 

I now live out of state, but I still have a 4 acre property near the crossroads (on 111 & near 77) in Lavaca County, TX that I need to do something with.

P.S; We live in Wilmington NC so both markets would be "long distance" P.S.P.S there are no reasonably priced multi family properties local to us.

I currently live in Butte, Mt but plan on moving to Phoenix, Az for 6 months out of the year.

Buyers don't look for financing and its foreign so they don't jump on a forsale listing on zillow.I've had the best (only) luck with zillow rental adds,   starting with the pitch;  rent to own, live in a great home while you pay off owning it.
