I think sometimes honest people misplaced things when moving, but if you have a key they may assume, less hassle for me, actually we did away with storage closets altogether.

Not sure about the LLC, but do see an attorney and try to protect the property he wants to bequeath in his will from possible underinsured late life events.If his tenants are month to month with misplaced leases then you can keep it that way until you decide on a lease and maybe as you approach the hot lease season give the current tenants 60 days notice to sign or leave.

I would tell the tenant that the maintenance guys are long term employees and fully trust worthy suggesting that the money must have been misplaced.

I know for a fact that, in my hometown of Sacramento, CA, the most desirable rental is in a multi-family converted Victorian or similar in downtown/'Midtown'.Like I said, it's not that I think the suggestions you made later on in your initial post are wrong, but I think you have some misplaced frustrations - BiggerPockets is a forum that exists to assist and educate real estate investors, not to help people sort out their personal finances.
