I would be lying if I said, I didn't like money because it does give you some happiness when you can buy real estate, go on nice vacations, eat at nice restaurants, shop at nice places and not worry about bills.

If you go Sunriver make sure it is in the main part of the resort, in Sisters some of that outskirts do very well, but I would be lying if I thought the numbers from 2022 would hold through 2023.

Whether it be lying to get you to submit to fill their pipeline, only to reject the deal a week later after their monday morning production reports, or the borrower that lies about their income, then claims ignorance once you receive their tax returns.

Personally, I feel that the mechanics of wholesaling can be a little inside baseball for most sellers, they just want their number, but I may be wrong.Certainly if you are actually in a partnership than saying so would not be lying.
