Hey Jason,A master lease to a reputable company may very well be a good option.If you are looking to do LTR I would suggest a move-in special. 1/2 Off the first month's rent, etc.Are they all the same layouts and finishes?

We've had really good bang for buck value with Zumper as far as ILS goes.We also bought a matterport camera and create a virtual tour of each available rental which creates a nice interactive way for prospective tenants to see a space and get an idea for its layout before touring.We use Appfolio for management software and it pushes the listings automatically out to any ILS who will listen which has been a huge help not having to list the same property on multiple sites.

I would also recommend doing a walkthrough video so your buyers can understand the layout and make you a soft offer before seeing it.There are many more things that would facilitate the sales process on the acquisition side, but since you are starting out, keep it simple and do not make an offer on-site since you said you are new and might not know how to run the numbers.
