@Brandon Turner, If I am looking at properties and notice the ridge beam sagging I usually run the other way.

Overall square foot, 1 or 2 story, brick, siding, stucco, peer and beam or slab foundation, level of interior upgrades (i.e. contractor grade, custom, etc.)

They said some of the beams under the home & supporting pillars need to be replaced. it will cost more.

@James Beam did you ever go to anymore of these?  

Leverage their knowledge, time, and expertise and then you can laser focus your efforts on expanding the business.

If my contractor doing the roof, or structural beam doesn't, then I have issue with this.

Both can have finished or unfinished floors; both can have a post and beam support system, block walls, or traditional box framing.

My short term goal that I am laser focused on is to own a small multifamily property (5+ units) within the next 18 months.

From the "paint and carpet" cosmetic rehabs to a house we are finishing up now that was a 200yr old log cabin that required us to catch the top story of the home with industrial steel i-beams and remove the entire bottom half of the house and rebuild it from the footers up.

I tell them when Scotty can beam me in :)OR this Is very typical... they send me my closing docs late in the day with close the next day..
