Btw, our area is REALLY depressed with a surplus of business real estate available; however, we do enjoy the following advantage:1) Right off the interstate with good visibility.2) In a shopping center that includes a WalMart Supercenter and next to a new LaQuinta hotel.3) Large automotive facility occupying 1 acre but includes 3 surrounding acres.

Have only seen one location on the interstate near Oklahoma City that had that market ($150,000 to $500,000 RV's) and they were full.

We had to stay in some economy motel on the interstate. 

For example: "Two Story Single Family Colonial Homes with at least 2100 sq. ft. within a 3 mile radius of the interstate without an HOA with less than $15,000 renovation that $450 cash-flows/month which I can purchase for less than $350,000 in the zip code 22407".Is $420/mth below or over your baseline/worth it/ideal cash-flow per door for your criteria?

Think rust belt to sun belt (a super cycle), think east/west coast high company costs looking to relocate to Dallas to reduce employee costs and be close to key strategic transportation routes (DFW, interstates) linking coast to coast in a few hours.The long term trend of more renters has a lot of legs left (millennials, boomers), cost of a house is going up as well as higher rates so that will continue to keep people renting as well.  

The waive hasn't quite hit it yet like some others, as everything seems to be following Interstate 540 (south and east). 

When was the last time you had a rental agreement with a tenant where the rent was based on whether the mortgage interst changed?

It sounds like an interstate criminal activity, so likely they will refer it to the FBI.
