Usually they have no credit and you have an opportunity to instill good behaviors in them before they have a chance to mess up.. and you can simply point that out to them because it wont be obvious..You also may have an opportunity to get their parents to co-sign which has been a lifesaver for us on occasion. all in all I can count the bad encounters on one hand over the years..

Take this from someone who has done it several times - buying from a owner for half of that owner paid for 5-7 years ago, and who is sitting on $4.5M today from buying low....I agree in not getting too crazy at this point in the market cycle but there is definitely nothing wrong in still investing in the right deals.

So I have done three deals in my first 2 months of wholesaling and now it seems like super motivated leads are coming harder and harder to find in still setting appointments and giving offers on every appointment I have reversed engineered my first three deals they were all absentee owners with high equity and one was in ore forclosure so I’m only calling absentee owned with high equity and pre forclosure leads and have also been putting out bandit signs and started a direct mail campaign on a probate list.
