Flips are not currently our cup of tea, but I'm very interested to hear how this turns out if you purchase. 

If renting to college students is not your cup of tea, you will probably be able to find an older tenant to rent from you year round, but the selection pool is much more narrow. 

We've all made that mistake, you guys are just trying to make a political point thats as silly as all the tea parties cry's of foul play about 'exploding deficit' when not a word was said from 2001-2008.
