The issue is that there is a realtor involved in the deal and if I pay the commission and what the seller wants it comes to a handsome sum which will take me almost 3 years to get my cash back.

I have a friend who years back would do HUD clean outs and I saw first hand some of the damage people do to foreclosures.

I'll continue to hold them as I think they still have a lot of appreciation in front of them and both also pay a very handsome quarterly distribution into my IRA which I will probably turn around and invest in more shares of each.
