I personally would pay the $500 deductible and get a release signed by them stating you are not admitting any liability, but paying it as an act of good will.

Offer a 12 month lease do a rent adjustment of about $75.00 a month,, That's 1/2 of the average between the market, so your showing a concession against the market for them.So they want same as market which would be 1800 concession,, your offering  1/2 900 it's fair and your goodwill will help keep them as renters.

I usually give people one free pass (though the bill shouldn't have come to $300 and I can often snake the toilet myself) on the expectation that they change their behavior and that my goodwill bank has a credit balance for the next time I have to ask their forgiveness when something isn't fixed right away or something.

I do the garage sales and the used furniture stores and the sales at Lowes or elsewhere but everything I pick is in decent condition and it looks pretty nice I have no idea why people think of $75 refrigerator and $20 dresser that looks the part makes you a true competitor in the short term rental market in most parts of the country, a Goodwill bachelor pad will earn the reviews and revenue it deservesOriginally posted by @Mel Hignell:@Paul Sandhu.
