Signed PA on my first 4 doors. Now what?

So now that I have a PA on my first 4 rental townhomes, what do I do from here? Estoppel agreements are on my radar and are part of the PA. Some tenants have leases and others are month to month with one unit being severely under rented but it's a friend of the owner and we are extending goodwill since we got a pretty good deal. Should I ask for income info as we re-sign tenants, and history of paid rents? Do credit checks? Our realtor knows the seller and feel he's trustworthy in what he tells us for what it's worth. Is there a checklist somewhere of how to take things over? Looking for suggestions on management software/apps and rent payment options. All of the things. Thanks!
