@Dawn AnastasiI think the thing I liked the most was that even though I was already aware of most of the concepts in it, I was still able to glean more in just about every section that gave me a new perspective on it.

I am currently seeking my first property and would love to glean any wisdom from a current investor.

It's really been off and on, mainly gleaning lots of tips for getting my operation off the ground!

The worst part is I'm not sure what lessons to glean from the experience or how to improve returns so here I am, learning all I can to try and make the most solid decision I can and to see what some of the pros are doing.

Bravo that Scott, and also gleaned from Mike McLean's Section 8 Bible (so good Im tickled to parrot him) tell them you are the contractor and answering to the property owners.Puts you in a position to be the good guy and the nameless/faceless owner the bad guy when you have to instill hardened discipline.Also, gentle wisdom for the 20 somethings in this thread. . .

It is so far from flooding that it's silly but I still have to carry flood ins.The maps that FEMA puts out are about the worst maps I've ever tried to glean information out of.

Phil, I would suggest either getting with one of these guys who say they're local and glean from their knowledge.
