The history of Real Estate, the evolution of the industry and each individual market place are fascinating and confusing.

Glad to see Louisville is on the up-and-up...it's been fun to watch the evolution...we stayed there 3-years ago and things we kicking off downtown...went back a year later and it was reaching full swing...last year things looked really promising...lots of good spots in city center.

Evolution if you will.

That is why there is such widespread freedom in the internet in the first place - those who would repress and suppress freedom had no say in things at the outset, and the evolution occurred minus that sort of input.

The Rust Belt, the sunshine, the global economy, the evolution of high tech in a low-tech place, the highways to the suburbs, high taxes, our conservative bankers, stifling politics, recalcitrant unions, the difference between the thinking in blue-collar bars and East Side country clubs, the failure of urban renewal, the disaster of school busing...

With the evolution of homesharing since the last major downturn, I want to be as bold to say we are about to test homesharing's true resistance or lack thereof in a weaker economy.

He doesn't really understand those calculations, as most Investors don't, but experiencing the evolution of the Bed-Stuy Brownstone over the last two years and gauging it with the spreadsheet proved to him that the spreadsheet calculations was REALLY OFF on a CONSERVATIVE basis.In other words, we bought the Bed-Stuy Brownstone with assumptions that we would make far less than what we eventually wind up making.

I look at the tech sector drivers (internet/mobile/cloud/IOT/VR/AI etc.) as things that have resulted in a generational evolution of how services are delivered.

It is probable that even the prudent, more cautious investors are going to have plenty of time to make their move, because the conditions that are currently making moving overseas a more viable and intelligent option have both a fast and a slow evolution. ...and those factors are here to stay.
