What you described is exactly how I feel about our market; actually the numbers are quite similar. 

That being said, I have a fairly low opinion of gurus in general, especially ones that describe themselves as "academies."

My own feeling is it will not do well but I am basing this solely on you describing it as a rough area and never having heard of a successful MTR in a rough area.- I suspect you will be a little surprised at what MTR PMs charge.  

“Overpriced to begin with” is subjective, and before the phenomenon I’m describing it was all up, up, up.

But those getting results described above are not purchasing a stock website and watching the lead flow start popping. 

About half the time the investors bought something really crappy in a bad area and the experience you describe will be repeated over and over.The other half of the time this is just bad luck and things turn around because the property is in a decent area.It's really hard for anyone to know which situation you fall in because we don't know where the property is located (precisely), what exactly you've been doing in terms of repairs and maintenance, who's managing this property, etc. 

My family first used the word turnkey to describe our business model back in early 2007. 

It's worth doing on your own with what you've described.
