The seller agent usually gets a listing at 4 5 or 6 percent and shares some of that commission with a cooperating buyers agent. 

You're right-it would take an unprecedented level of co-operation between all the heirs to ever consider taking on that chore!

You would need to add an addendum to the lease stating that the tenant would need to cooperate with showings and once an offer was obtained, they could get 60 day notice to terminate the lease.

Lenders will generally not cooperate with Reverse 1031 Exchange transactions (hard money, private money, and portfolio lenders will often consider them). 

I have an offer in on a duplex that has a tenant that will not cooperate.

Trying to negotiate a short sale but if the wife isn't willing to cooperate then this thing is going to foreclosure.  

Those are conservative numbers, and I hope to far exceed them, but obviously the economy needs to cooperate to make that happen!  

Half of that goes to the cooperating agent who brings the tenant to the table.
