Appreciate the great advice.What I'm heavily considering right now is moving towards doing this first deal in a commercial retail deal around 1.5 million and selling a few other properties to raise the full cash for it.Then, I could do another similar deal later and have everything split between just the two properties, which makes everything easier if I want to combine it all into one large leveraged apartment building or commercial building.For those of you asking for my story, I'll try and give the condensed version.Basically I started out investing in small residential real estate when I was 19.

For example a nice shower head will make a big impression on a high percentage of potential renters- Always and I mean Always really check the condensate drain for AC units.- In single family homes, put a clause in the lease saying not to store anything in the attic.

First, make sure you get the property at a price that is good enough to wholesale to an investor.Put out bandit signs around the area, put ads on craigslist, etc...if it's a good deal it will go fast.Make phone calls to your local title companies and ask if they will double close.Find transactional funding either from someone here on Biggerpockets or on Craigslist...And put the deal together.... thats the short condensed version.
