I have deals!... Now What?

Question

I'm starting to get several calls a day from motivated sellers. I have two appointments coming up to see the houses. I most likely will get both houses under contract. What is the next step once that happens? How do I market these deals? How do I find these Hedge Fund buyers? How do I find escrow companies who know how to double close? How do I get/find transaction funding? I'm based out of Los Angeles, California, so feedback from local investors would be appreciated.

Hey Ken,

From all your questions, of how you find buyers, escrow companies that double close, and transactional funding....it sounds like you are planning on wholesaling?

First, make sure you get the property at a price that is good enough to wholesale to an investor.

Put out bandit signs around the area, put ads on craigslist, etc...if it's a good deal it will go fast.

Make phone calls to your local title companies and ask if they will double close.

Find transactional funding either from someone here on Biggerpockets or on Craigslist...

And put the deal together.... thats the short condensed version.  You will learn as you go along and do deals.

What are your plans for the properties once they are under contract?  Are you going to wholesaling, rehabbing and flipping on holding as cash flow properties?  Also, if you don't mind me asking, how did you get seller call you so quickly?
