I think I went 250 5* reviews in a row prior to recently where I've seen an uptick in 4*, often for things that are clearly hotel expectations, like the most recent one of a guest mentioning they loved their stay but were annoyed the communal pool area didn't provide towels and towel-drop and they had to take the towels back and forth from the house and dry them in between uses.

In a podcast the other day, I heard about an investor who repurposed his laundry room into a communal area, transferred water costs to the tenants, installed hookups in all units, and gave them the option to lease a washing machine and dryer for ~$35/month.

Then everything earned after marriage (outside of these assets) could be communal property.I've personally seen too many marriages end when one individual brought significantly more into the marriage and it caused for a messy divorce.

I plan on taking down the dividing fence between the properties to create a communal space (fire pit, outdoor dining area) for the guest to enjoy which will also raise my airbnb price per night in all units.I can get a conventional loan to cover the renovation and the purchase price for 20% down (just over $110,000).

It's easier to get rid of one tenant who may be a problem since there isn't communal interest in a lease for a whole unit.

You might also try local Financial Independence (FIRE) sites as those people also will be more open to communal living.
