Looking for a discussion on pros/ cons of student "by the room" rentals. Looking to invest in Madison, WI area due to the student population. I lived in a very nice student "by the room" rental in college and had a great experience. looking to live and rehab (brrr) then rent by the room after acquiring another property.

In Madison, just keep in mind zoning occupancy limits whether you rent by the room or to a group on a lease.  If you want more than 2 unrelated per unit (what I believe you can always rent to from my talks with zoning) that the property has grandfathered higher occupancy limits permitted.  There are some areas around UW Madison campus with grandfathered higher occupancy limits (so you don't buy a large house to rent by the room and then find you can only legally rent to 2 unrelated parties).
