From the photos I see on the listing, it looks like it could need:-Removing wall paper and painting-Kitchen remodeling-Removing carpet - replacing with hard wood floors- Not sure about bathrooms (no photos )Note:Roof was replaced 2018 so that is good.HVAC is newWhat do you think?

Even the few no money down deals I have done wasn’t really no money down deals, because I spent thousands upon thousands of dollars in marketing and typically I had to do some sort of rehab to the property once I got it.The last Sub2 deal idea I had to give the seller $17,000, pay all the closing cost, repaint the whole house, and make payments on the thing three months while I was getting it ready.The one before that the guy was behind almost $7000, I had to change the carpet, I painted the whole house, I made a number of payments while I was getting it ready, and I paid the closing cost, and I probably spent close to $7000 on a marketing campaign .

The one thing I will do to my units to make them more attractive to tenants is I will spend a little bit extra to put in slightly (but not extravagantly) nicer finishes ... things like brushed nickle hardware instead of brass or chrome, laminate floors instead of carpets, etc. and keep my units in good condition ... therefore, even if I charge market rent it is a good deal since my units have slightly nicer finishes ... if I take pride in my units and they are in good locations, then I find it will attract quality tenants who will also take care of my units, and no they do not leave when I raise rents up to the max the market will bear.
