And most of the time I'm successful with that and count my blessings. 

I had to refinance/cashout to pay off the HELOC because the lender would not allow that debt/lien on our home which was fine because it was a variable rate HELOC so there is risk that the rate would go up over time as we are witnessing now.

We have multiple witnesses, including the building inspector, who agree there is no cat odor.

That said, I have witnessed just once that a limited partner exited a real estate syndication before the sponsor could execute their exit strategy.

I've been very blessed to have the right people.

The Bust Up - I HATE this technique - it’s unfair, unethical, and possibly fraudulent (however I witnessed it done very profitably so I’ll include it perhaps as a cautionary tale.

I got the current owners (person who is selling me the property) blessing to post the house for rent right now with a move in date of August 1st if I wanted to. 

When we leveraged a local guy to finish the work it was a blessing!
