You're in a great place for investing, though I think you should try contacting local real estate agents or even look specifically for auctions/foreclosures. 

Go to the auction 2-3 times before you ever bid. 

Went to the property and met the tenant wife, who had no idea the home was being sold at auction.  

I continue to scratch my head watching investors from New York and Boston whenever I meet them at Foreclosure Auctions in Connecticut.

He sources properties for me from off market, auctions, MLS if it works, direct from seller, good wholesale deals. 

The Redemption Price for an Alabama foreclosure starts with the final auction bid price on the courthouse steps, NOT the amount the foreclosure buyer (whether bank or 3rd party investor) re-sells the property for.

I'd imagine there isn't enough time to get a conventional loan approved for the property before the auction date?
