Most experienced agents will have a Minimum $amount commission they will work for, and sometimes the buyer agent will have an agreement the buyer will pay extra if they are only receiving a cut rate % from the listing broker, but......these need to be disclosed in writing and agreed to by you Before making an offer.Yes, this is BS if not disclosed/agreed to upfront.

Some HML will acutally require you to pay GC personally then reimburse but plenty will pay the GC direct.the issue is usually with billy bob GC who cant go 5 days without getting money..

Obviously, they need a cut on the deal too, which works very well, as long as it is reasonable.

And lastly , Maybe consider partnering up with local wholesalers and consider 18% return before rehab( and yes those can still be found) , and find a hard money lender that might lend you 80% and 100% Rehab, . 1 year lend and then refinance and get Regular loan , I know you might have to pay the Interest and might take a cut, but is the name of the game, and luckily you might get to 10 to 12%..

I reassign the already reassigned contract and take a cut of the wholesalers profit for finding the buyer - assuming the agree (joint venture agreement, or something similar).

These guys worked hard with me knowing they were getting a cut of the profit, but I don't recommend it if you can build your own list of high net-worth people looking to pay cash for properties like this.
