Some advocate make any/many deals that yield a profit.Others, create a marketing plan and become selective, becoming better with each transaction.That should perk some opinions with the community.Here's my thoughts before I dove into MFUs.First, I found that college students have an agenda (to graduate) and when met, they move on, sometimes with adverse consequences to your property -- RULE OUT STUDENTS.As always, location is a big contributor in RE and cities with high vacancy rates(VR) impact the ROI and you can't control VR

I have been using them for vacation/nightly rental for the past 2 summers (bought them in April '14) but have found VR to be far to active, and not really all that lucrative when additional taxes, laundry, furnishings, amenities, etc. are factored in.
