One thing I would have stood my ground on a bit more is the fixes to the home.

Some think the older built are better built, more reliable and have stood the test of time. 

Large expense that will come due real quick. 2) Roof 3) Foundation/slab But not a deal breaker, just be aware....most foundation issues are not a big deal. 4) Structural - alterations to load bearing walls, cut trusses in attic, etc 5) Electrical -  Is main panel adequate?

If you can do scissor trusses or vaulted trusses and give the ceilings some more hight that would make it feel larger.

I’d dump it into STRs in a proven vacation market that has stood the test of time.

Even if it's true, it really stood out to me as a slap in the face.

@Regina Weitz, You want to think of the mobile homes the same as 2/4s and roof trusses. 

My partner was a roof and truss designer and hated flat roofs.Tarps are a useless choice as a long term solution to a leak.
