To get the 2% rule, you wouldn't want to live there.You don't need a GC buying turn key properties and don't buy rehab properties if you are not there to supervise.

I am looking for a contractor that is trustworthy enough to be turn over full rehabs with minimal supervision.

You will be able to manage properties in your own name, but if you want to manage for other owners you will need to register under the direct supervision of a broker, and if you personally are engaging in real estate activities you will need to be a licensed salesperson.
