A lot of times I hear investors talk about the "hard times" and losing properties, but they lack substance as to why and what specifically happened. 

The substance is that this is a consumer loan, even if you structure it in a business form. 

Hi Alex, you literally just syringe some of the substance on to the walls/door frames and they eat it.

Many had histories of substance abuse and, unfortunately, ended up homeless after having run through the good graces of every family member.  

There is also a very real chance of violence when dealing with someone who is mentally unstable and abusing substances.

A one-time accusation with no charges filed--you must weigh the overall evidence.If we have an applicant for rental with multiple DUI arrests and convictions, we can reasonably make the assumption that the person has an alcohol or substance abuse problem, whether current or past. 

"Do not taunt gel substance" should be part of the warning label.

In that case, they would be talking nonsense, and nonsense never has the advantage over substance and knowledge at the negotiating table.That's my advice.
