I have a decent amount of 5 star reviews I use to dispute these.Is their complaint warranted?

Obviously, lowering the fee and raising the rate is an option but that feels a little bit like spinning my wheels.At some point, if I'm dropping my rates far enough to compensate for a high cleaning fee, we get into the conversation of "is it even worth it to rent it at this rate and risk property damage, 4 star review, etc".

MINO lending is extremely reputable and gets the job done. 5 stars recommend. 

On the other hand, sometimes it irks me when I book a 5 star rated place and it's disgusting inside and the beds are awful.

Which I don't do and I still get them coming sometimes.Just be aware once operator stars  options to refinance will only be private or  commercial loans tried myself and no luck hard hide is a assisted living with people in it heard of some doing some crazy stuff but hate going illegal on things like this, ended up refi with commercial forget about cash out and such, and you are bound by appraisal as a commercial property which was in our case 25% lower then if we sold it empty as a residential home.

But there are great data sources, co-star, city data, census data.

I tossed LEED in favor of Energy Star as it seems easier to achieve.

Hi John, I recommend reaching out to a local property manager (search on Google Maps) with many 5-star reviews to see what legal action you can take before the Sheriff is available to execute the eviction.Property managers specialize in landlord-tenant law and should be able to help you determine a path forward that doesn't require waiting 3 months after the lease ends.

They have Co star data + rent data + you can create a valuation on the fly before you can walk into a property .
