I have 19 doors in Southwestern PA. 

I am familiar with parts of the south western CT market.

I figured there was more water in the Lakes...hate to run the Columbia River dry just for us southwesterners.... :-)

Southwestern Pennsylvania is an unusual market in this regard -- we experienced a huge quality building boom from 1899-1929.

I really don’t like the idea of carrying a balance on a LOC but this property would have a mortgage helper and cash flow generously once we moved out down the line.We make about 140k per year combined both 800 credit scores living in southwestern Ontario for reference.

Any advice for this newbie to the game will be greatly appreciated.A few facts that might help...With my current occupation, I'm able to save/put away about $1,000/week (This is how I plan to build equity quickly).I live in the southwestern part of Louisiana.I'm approved for an FHA loan, so I'm going for the the low downpayment approach.

We use price per acre methodology in the South Western States with a minimums for smaller lots.
