@Robert MorrisI have seen this technique done by an older landlord/mom and pop owners of C class properties but it worked well for them because they were in a 20-50 unit range of properties that they were self managing - they were also local to their properties.

The best deals are with the 'mom and pops'- we all know that.

They take the success that have had (and I am only referring to people who have actually had success, I am not referring to scam artists that pretend to have had success but who have never actually had success) and they figure out a way to present the information in a way where they themselves don't need to teach it on a one on one basis.  

And that’s with issues and that pop up, however it’s brand new so probably won’t have too many items to fix in short term.Sounds like I should list it. 

Travis,There are several new  guys popping up in FB targeting wholesalers and investors to run our marketing. 99% of them are not legit. 

Popping up is nolonger financially feasible, only popping out the back.

New FSBO type companies will pop up offering a broker alternative to sellers4.

But everytime we have tried to chase down a leak it another leak popped up somewhere else .

Your next steps are to find financing or sell it before the balloon pops.
